The Questions We Ask Before We Come Out

What we ask on the phone isn't idle chatter. The first question is usually whether you are seeing something inside, and if so, exactly where it shows on the ceiling and whether it grows during rain or stays the same. A stain that only appears in a driving rain from one direction points somewhere very different than one that spreads slowly after every storm, and knowing which it is tells the technician where to start.

We'll also ask how long you have been in the house and whether the roof has been done since you moved in. Plenty of homeowners have no idea, which is perfectly normal, and in that case a look at the deck and the fastening pattern tells us more than paperwork would. If there has been recent weather worth mentioning, hail or a hard straight line wind, that changes the inspection into something closer to a damage assessment and we allow more time for it.

Then come the practical items. Where can we set a ladder without crushing your gutters or your landscaping, is there a gate that has to stay closed for the dog, are there low wires crossing the driveway, and can we get a truck in without blocking anyone.

If you want the attic looked at, we ask where the access hatch is and whether anything needs to move out from under it. On a two story house with a steep pitch we may need to know that in advance so the right equipment comes along.

None of that is meant to slow you down. It exists so the person who shows up has the right ladder on the rack, enough daylight left to do the whole job properly, and some idea of what he is walking into before he gets there. A visit that starts with the right information usually ends with an answer the same day instead of a second trip out, and that matters more than it sounds like it should when you're trying to get ahead of a leak.

Why a Fall Look Pays for Itself

If you only have somebody up on your roof once, make it the fall. Everything that is about to be tested by winter is visible then, and every one of those items is cheaper to address while the weather is still mild.

A cracked collar around a plumbing stack is a quick job in October. The same collar in January, with a stain spreading on a bedroom ceiling, becomes an emergency call, a temporary patch, and then the real repair when it warms up.

A fall inspection is looking for a specific set of things. Sealant at the chimney and any sidewall, since those joints spent the summer expanding and contracting. Fastener condition and lifted tabs, which wind will find as soon as the systems start rolling through.

Valley wear, because valleys carry the melt in the spring and take the most abuse. And the gutters, which need to be clear before the first freeze so meltwater has somewhere to go instead of pooling at the eave and turning into ice.

The attic half matters just as much in the fall. Insulation that has drifted or been compressed, eave vents blocked by that insulation, a bath fan blowing moist air into the space, or a hatch that doesn't seal are all things that create ice at the eaves once the snow arrives. Every one of them is easy to fix in mild weather and impossible to reach comfortably when the attic is freezing and full of blown insulation dust.

The honest reason we push this is that winter leak calls are miserable for everyone. We do them, and we get people dried in, but a temporary repair on a cold roof isn't the same as a proper one, and the homeowner ends up paying twice. An hour in the fall usually prevents that entirely, and if it turns out your roof needs nothing, that is worth knowing too before the first hard freeze arrives.

Not asking whether the crew works weekends, when a Friday start turns into a roof left open through a wet Saturday. None of these are dramatic on their own. They are simply the things a homeowner learns once and never forgets to ask about again.

The details thin out from there. Starter course replaced by cut up field shingles. Ice membrane reduced to a narrow strip or skipped entirely.

Ridge caps cut from three tab material rather than the proper piece. Nothing at all done about ventilation. Fewer fasteners per shingle than the instructions call for, which is invisible until a wind event and also quietly voids the material coverage you thought you were buying.

And then there's what stands behind the price. Insurance that does not cover everyone on the roof, no permit pulled where the town wanted one, no office to call in a few years, and a workmanship promise from a company that changes names every couple of seasons.

We'll tell you when that is the case. Sometimes replacing the whole roof is still the right call, for the sake of matching and of the flashing that has to come out regardless, and sometimes it plainly is not.
